Aparna Western Meadows - gated community plot project in Mokila, Hyderabad


Please refer my previous post on Sandstone Paradise in Mokila for area prospects and other projects in the area. 

Aparna has soft launched new venture in Mokila with name "Aparna Western Meadows". They have around 200 acres land and in phase 1, they are providing plots for 40 acres. Here are project details:

Here is my opinion about the project:

Positive: 
1. Brand name of Aparna. 
2. Gated community. Safe and secure. 
3. All the advantages of Mokila area mentioned in previous post Sandstone Paradise in Mokila

Negative:
1. Very high rates in comparison to other ventures in same area. 
2. Need to pay maintenance and amenities charges.
3. HMDA approval in process. 

Currently Aparna is asking 10,500 per sq yd which looks very high to me but as we know Aparna has such a reputation that people may find this better for returns.

Sandstone Paradise gated community plot project in Mokila, Hyderabad


Mokila area near Shankarpalli has emerged as one of the prospect for investment because of close proximity to Gachibowli IT and Kokapet SEZ.  

Area has very good prospect in future. Here are my findings:

1. Rates are affordable for buying plots. (6500- 10,000 per sq yd.)
2. Aparna group has almost 200 Acres land for plots, villa projects in future.
3. Mostly HMDA layouts.
4. Transport will be very good in future. Sanctioned MMTS station Kondakal, Proposed Shankarpalli railway station. 
5. ORR is just 3 kms from Mokila projects.

Here is my opinion about the project:

Positive: 
1. Competitive rates of 6700 per sq yd. Currently Green city project is asking 7900 per sq yd and Aparna 10,500 per sq yd. 
2. Gated community. Safe and secure. 
3. All the advantages of Mokila area mentioned above

Negative:
1.  Though Sandstone has other plot ventures in other areas but first project in Mokila. 
2. HMDA approval in process. 

Currently project has quoting rates of 6900 per sq yards but in my opinion, anything lesser than 6500 per sq yd. will be good price.
